What a Main-Floor Bedroom Conversion Costs in Ottawa, and What May Help Pay for It

We found too few published prices for main-floor bedroom conversions to show a range, so this page sets out what a quote should list, the permit lines that apply, and which credits do and do not cover this work. Each program decides who is eligible.

2 Programs that may help pay

The Multigenerational Home Renovation Tax Credit is only for a self-contained secondary unit with its own entrance, kitchen, bathroom and sleeping area; the CRA's own example says a bedroom with an ensuite but no kitchen does not qualify.

Each program decides who is eligible and what it pays; nothing here is subtracted from the price. Checked September 2026.

3 Plan the order

Some programs will not pay for work done before they approve it, so the order matters.

  1. Get written quotes. Price, scope and dates, in writing. Ontario Renovates: verified project quotes.
  2. Ontario Renovates: apply, then wait for approval. Work before approval is not eligible; open until March 31, 2027.
  3. Settle the permit question. Adding or removing walls is on the City's permit list; if only the room's use changes, ask the City.
  4. Sign a written contract, then start.
  5. Keep invoices and receipts for a tax claim. The CRA decides each claim.

4 The rules that apply

The City of Ottawa's permit list includes "adding or removing walls, i.e., creating different room sizes and/or uses", and plumbing alterations (replacing existing fixtures in place is not on the list). Whether a change of room use with no wall work needs a permit is a question to ask the City.

5 What a fair quote lists

  • Walls added, moved or removed
  • Doors, including any widened doorway
  • Electrical changes and who handles any electrical permit
  • Flooring and finishing
  • Who applies for any building permit, and the dates

Ask before you sign

  • Are any of these walls load-bearing?
  • Which permits will you apply for?
  • Will you give me a written quote I can send to a funding program first?

Does the multigenerational credit cover a main-floor bedroom?

Not on its own. It is for a self-contained secondary unit; the CRA's example says a room converted to a bedroom with an ensuite but no kitchen does not qualify.

Do I need a permit to turn a den into a bedroom?

If walls are added, moved or removed, yes: that is on the City's permit list. If only the room's use changes, ask the City.
